To Apply
The application process is fundamentally the same for all of our rentals, but the application form, required documentation, and qualification standards may differ depending on the unit or type of unit you are applying for. Please use the application that matches the unit you are applying for:

1. Download and complete the correct application in full. Each person 18 years or older who will be living in the home must complete and submit their own application and pay a separate application fee, even if they will not be a signatory of the lease. The application can be completed electronically — instructions are on the form.
2. Gather the required documents listed at the top of your application (for example, a copy of your driver’s license and proof of income — requirements vary by application type).
3. Submit your completed application and documents. Upload your completed application(s) and supporting documents to https://tinyurl.com/CP-Applications — no account needed; your files go directly to us and cannot be seen by anyone else. (Please let us know by email if this link is broken.)
4. Pay the application fee using the payment instructions on your application form. Your application will not be processed until all required items and the fee have been received.

Application Processing
Incomplete applications will not be processed. Applications containing false information will immediately be disqualified. Please expect 3–7 business days for the application process, and may take longer if there are many applications being processed at once. Processing the Application will include direct contact with employers, current landlord, previous landlords, friends, personal and professional references, law enforcement agencies, government agencies, consumer reporting agencies, public records, eviction records, and any other sources that may be deemed necessary. A consumer report and a background check will be used in the processing of all applications. Should the Applicant be denied or face other adverse action based on information received in the consumer report, the Applicant has a right to obtain a free copy of the consumer report, and to dispute the accuracy of the information it contains by contacting: Trans Union, PO Box 1000, Chester, PA 19022, Phone: (800) 888-4213
Holding the Property
An approved applicant who cannot take possession right away may, at the Landlord’s sole discretion, be allowed to hold the property — typically when the lease will not begin within 7 calendar days of approval. A hold requires a Deposit to Hold and may also require a hold fee for the hold period. Full terms are set out in the Deposit to Hold Agreement, provided at approval.
Move-in Requirements
After approval, the following must be completed before occupancy is granted:
- All move-in funds must be paid by cashier’s check or money order — the security deposit, one full month’s rent, and any other required deposits and fees. (If you move in mid-month, your second month’s rent will be prorated.)
- All tenant-paid utilities must be transferred into the Prospective Tenant’s name.
- A lease must be signed by all parties.
