Pets

As pet owners ourselves, we understand that pets can help to make a house feel like a home. Pets are welcome in most of our rental units. Fees and additional pet rent are required and vary by rental unit. We are proud that most of our units allow pets, but experience has shown us that we need to protect our properties, as well as our neighborhoods. For those reasons and others, in order for our tenants to have pets on the premises they must agree to comply with the rules contained in their lease and its addendum.

DISCLAIMER: The following is provided for general informational purposes only, and tenants should refer to their lease documents for specific policy and agreements regarding pets.

  1. Tenant must notify the Landlord and receive written permission from landlord for each pet before bringing them onto the premises.
  2. No visiting pets are allowed on the premises at any time.
  3. Pet fees are Non-refundable.
  4. Pets shall only be allowed if they adhere local laws, regulations, municipalities, and association rules.
  5. Pets shall be registered and Proof of registration shall be provided to the Landlord before bringing the pet onto the premises.
  6. Dogs and cats
    1. Must wear a collar at all times and must be kept on a leash when outside of the home, even when in fenced areas.
    2. Must be spayed or neutered at appropriate ages as directed by veterinarian and proof of such must be provided to the Landlord.
    3. Cats must have their front claws removed and proof of such must be provided to the Landlord.
    4. Must be treated at least monthly under the supervision of a veterinarian for fleas and other carried insects and proof of such must be provided to the Landlord upon request.
    5. Must have update vaccinations and other shots administered and directed by a veterinarian and proof of such must be provided to the Landlord.
  7. No exotic pets
  8. No poisonous pets
  9. No aggressive pets
  10. No rodents
  11. No “Beware of Dogs” or similar signs are to be posted at any time.
  12. Tenant agrees pet(s) must be kenneled if tenant is gone for more than 16 hours, or overnight.
  13. Tenant agrees pet(s) must have all shots up to date, and proof must be provided to Landlord.
  14. Sizes in policy reflect pet at full maturity. For example, a 10lb puppy that grows to be a 65 lbs dog is not allowed.
  15. Tenant assumes entire responsibility for Pet.
  16. Tenant must ensure that pet is not an annoyance to surrounding neighbors.
  17. Tenant is responsible for cleaning up all pet waste and must pick up all pet waste on a daily basis.
  18. Weights listed below represent the current weight of the pet or the expected size of the pet at full maturity; whichever is greater.
    1. Pets weighting between 0-3.0 lbs
      1. Allowed without deposit, all other rules apply.
    2. Pets weighting between 3.0-60.0 lbs
      1. $200 Non-Refundable annual fee and $400 deposit (which can be collected monthly as rent at $40/month; other payment options may be made available at Landlord’s discretion).
    3. Pets weighing more than 60 lbs are not allowed.
  19. Tenant agrees pet must be removed within 30 calendar days if directed by landlord for any reason.
  20. Tenant agrees pet must be removed with 3 calendar days if directed by landlord for safety or health reasons.
  21. Tenant agrees pet must be removed within 24 hours when directed by landlord if in violation of any part of this agreement.
  22. Tenant assumes the full repair cost of any damages done by their pet(s) and payment is due at time of repair.
  23. Tenant agrees that no pet offspring will be kept on the premises
  24. Tenant agrees to feed pet inside of the dwelling and not to leave any pet food outside of the dwelling.
  25. Landlord has the right to amend this policy at any time.
  26. Additional rents may be charged by the Landlord to allow pets in the dwelling.
  27. Tenant must comply with all HOA, State and local regulations, and any and all covenants pertaining to the property.
