Comfy Property Rentals, LLC is excited to offer our tenants a method of making online payments through Cozy.co. If you are interested in making online payments and have not yet setup an account, you can use the following steps to setup rental payments online. You can make payments online using checking accounts, credit cards or debit cards, and some payment methods may require an additional fee paid by the tenant (you will see these fees on the payment screen of Cozy.co).

• Notify the Landlord that you want to make payments electronically (if this is not already setup), by using the form at the bottom of this page.
• Landlord will set you up in the system, and then you will be notified via email from Cozy.co.
• 

• The email you will receive from Cozy.co that looks like this:
• Click “Set up Payments” in this email
• You will be taken to Cozy.co’s site where you will create a password for your new account, then hit submit.
• Click “Set Up Your Payments” on the next page.
• On the next page, “Add Payment Account”, select the type of account you would like to use to make a payment, enter the applicable information, and go to the next page.
• Next screen is to setup Recurring Monthly Rent.
  • Review the last four of the card or account number and rent amount.
  • Set the date for the recurring rent payment and then click next

IMPORTANT: Payments must be RECEIVED by the 1^st of the month, so plan accordingly. For example, if it takes 5 business days for the money to be sent, be sure to send it a week before the 1^st so it arrives on time. Payments received after the 1^st will considered late and may be subject to a late fee and/or further legal action, per the lease terms and applicable state laws.

• Review the payment information and the click “Confirm and Submit”.
